BMC Revises Fees for Development Plan (DP) and Town Planning (TP) Remarks for FY 2026-27

Background

This circular is issued by the Brihanmumbai Municipal Corporation's (BMC) Development Planning Department to update the fee schedule for issuing vital urban planning documents for the financial year 2026-2027. Development Plan (DP) and Town Planning (TP) remarks are mandatory preliminary requirements for initiating any Mumbai Redevelopment project or obtaining Building Proposal approvals, as they dictate the permissible zoning, reservations, and road setbacks applicable to a specific plot.

Continuing its policy of annual fiscal adjustments, the BMC has applied a standard escalation to the existing fees. The circular specifies that calculated fees exceeding ?500 are rounded to the next ?10, while standardizing rates for both traditional offline physical copies and the newer online automated generation systems.

 

 

The BMC Development Planning Department announces fee increments for online and offline DP/TP remarks, DRC LOI revalidations, and statutory forms effective April 1, 2026.


The above rates are to be made effective from 01-04-2026 to 31-03-2027.

1. Development Plan (DP) Remarks DP remarks verify the land-use zone, road widening lines, and reservations assigned to a property under DCPR 2034. For FY 2026-27, the BMC has increased the base online generation cost for DP remarks to Rs. 4,770 (plus applicable taxes). 2. Town Planning (TP) Remarks For specific town planning schemes, architects request TP remarks.
